Restoring Tile Rather Than Simply Cleaning It

Vinyl composition tile is durable, economical and found in nearly every type of commercial building, but its appearance depends almost entirely on the finish that sits on top of it. As that finish wears, it scratches, discolors and traps soil beneath its surface, and no amount of mopping will restore it. The only real remedy is to remove the old finish and begin again. Commercial Cleaners Coppell carries out the full cycle. We apply stripper and work it with a floor machine until the old layers release, recover the residue, rinse the tile thoroughly and allow it to dry. A sealer is then applied to give the new finish a sound foundation, followed by several thin coats of floor finish, each allowed to cure before the next. Once the final coat has hardened, a high-speed burnisher brings the surface up to a deep, even gloss. The work is scheduled for evenings, overnight or weekends so that the floor has time to cure before people return, and because we also handle routine floor maintenance, the new finish is cared for correctly in the months that follow.

Stages of a Strip, Seal and Refinish

Each floor is assessed individually, and a complete job generally moves through these stages.

  • Preparation

Furniture moved, adjoining surfaces protected and the work area clearly marked.

  • Removing the old finish

Stripping solution applied and worked with a machine until the worn layers release.

  • Recovery and rinse

Residue collected and the tile rinsed so that nothing interferes with the new coats.

  • Sealing

A sealer laid down to fill the tile's surface and give the finish a stable base.

  • Refinishing

Several thin coats of finish applied, each one cured before the next is added.

  • Burnishing

A high-speed burnisher used to harden and polish the surface to an even shine.

  • Maintenance guidance

Recommendations for routine care and periodic burnishing to extend the life of the finish.

How a Refinishing Project Is Planned

  1. Floor assessment

We measure the area, examine the condition of the existing finish and consider how much traffic the floor receives.

  2. Scheduling the closure

An evening, overnight or weekend window is agreed so the new finish can cure fully before the area is used.

  3. Completion and handover

The crew completes the refinishing, returns furniture to its place and leaves the floor ready for the next working day.

Why Refinishing Is Worth Doing Properly

  • Equipment of the right scale

We bring the floor machines, burnishers and wet vacuums the job requires, sized to your space.

  • No disruption to your day

All refinishing is done while the building is closed, with time allowed for the finish to cure.

  • Care that continues

Routine maintenance under the same scope keeps the new finish looking its best for longer.

  • After-hours scheduling
  • Sealer and multiple coats
  • High-speed burnishing
